Black Majic Sealcoating, based in Dayton, Maine, says it was founded in 1999 as a one-person operation that grew into a crew-based company serving homeowners, businesses, property managers and contractors across southern Maine. The company's website says it has never used subcontractors, keeping every job performed by its own trained crew.

A full system, not just a coat of sealer

Rather than treating sealcoating as a standalone service, the company's website breaks its work into six parts: surface preparation, crack filling and asphalt repair, parking lot sealcoating, line striping and marking, custom maintenance plans, and the sealcoating application itself. The company says surface preparation, including power washing, oil-spot priming, vegetation removal and crack routing, determines how well a sealcoat adheres, and that skipping those steps is what separates a professional job from a do-it-yourself attempt. For cracks, it says it uses hot rubber crack filling that bonds to pavement edges and flexes through freeze-thaw cycles rather than a rigid patch.

Selling to four different kinds of customers

The company's website organizes its pitch around four customer types: homeowners protecting a driveway, businesses maintaining a parking lot, property managers running scheduled maintenance across a portfolio, and general contractors who bring it in as a sealcoating subcontractor on their own projects. The company says it works around a business's hours to limit disruption on commercial jobs, and that its line striping covers ADA-compliant spaces, fire lanes and custom stenciling in addition to standard parking stalls.

A quick turnaround on most jobs

The company's website says most jobs are completed in a single day, with free estimates delivered within 24 hours of a request. It describes its sealer as creating a barrier against ultraviolet rays, water, oil and New England weather, and says regular application extends pavement life by five to ten years, or up to 30 years with a full maintenance program.
