Phenix Salon Suites is marketing a smaller franchise format called Parlor that carries an average total investment of roughly $492,000, more than 50% below the approximately $1.3 million average for one of the brand's standard locations, according to Franchising.com.
The format is built for spaces smaller than 3,000 square feet, with a typical site running about 2,500 square feet and housing roughly 15 private salon suites. The company said the reduced size opens up locations that larger builds cannot support, including city neighborhoods, denser suburbs, mixed-use developments and previously occupied retail space.
Phenix said the Parlor is meant to sit alongside its larger stores rather than replace them, giving existing operators a cheaper way to add coverage in markets where they already operate. The average Phenix franchisee runs more than two locations, the company said.
The brand describes the suite business as "micro-community real estate," arguing that a smaller tenant group encourages referrals among stylists and supports occupancy. Phenix also cited a new Footprint Scale Strategy program tied to the format. The concept is sold as a semi-absentee model that leases suites to salon and lifestyle professionals and does not require salon experience.
